News: Alicante and Torrevieja are leading the way with new-build proyects

In 2018, the construction of 7532 new homes in the province of Alicante was started at 17 percent growth in 2017.

That is the sixth year of growth in a row, and for the time being it does not look as if that will change. The cities of Alicante and Torrevieja are currently at the forefront when it comes to building activity in the housing market.

The numbers are increasingly approaching the numbers registered in 2008 (8103), although they are still miles away from the figures from 2005 and 2006, the years of the BOOM on the housing market.

Building activity is still taking place mainly along the coast, although experts expect that more will be built in the inland in the coming years. It is mainly the holiday homes that ensure activity on the market. These second houses are mostly bought by foreigners.

Alicante and Vega Baja

About 46 percent of the construction projects that started last year are located in the Vega Baja region, although Alicante is individually the city where most activity takes place.

Here, the construction of 1105 new homes began last year, a growth of 41.8 percent compared to the previous year.

Especially in the area caught from the beach of San Juan is much built.

In Torrevieja licenses were issued for the construction of 873 homes, also a growth of 31.9 percent.

The number did not grow in Orihuela. This city was in the lead in 2017 with the activation of the construction sector, but in 2018 the number of new homes to be built declined by 29 percent.

According to Antodio Fernandez, president of Provia, the Provincial Association of Property Developers, this has mainly to do with the lack of quality land in this city.

Instead of Orihuela, the activity grew in the area: Guardamar, Rojales and San Fulgencio.

Rest of the province

In the north of provence, the number of new homes to be built in Benidorm, Denia, Jávea and Finestrat, and in Javea Even mer increased by more than 35 percent. It should be noted, however, that these towns are much smaller numbers than in Alicante and Vega Baja.

In Elche, just like Orihuela, there was a decline, but according to Fernández that means nothing. He points out that a construction cycle takes about two years and that in Elche many new projects were started last year. The interior of the province is lagging behind the coast, although here too the first signs of growing building activity became visible in 2018. However, it is much smaller numbers.

Less the normal

If we look at the total number of new homes that started building in 2018, that number is still lower than normal according to Provia. The Association indicates that in a "normal situation" some 12,000 homes would be built. In 2018 there were only 7,532.
